Buying and selling real estate in Burbank, CA
Buying a home in Burbank
Burbank is a small city with very different pockets — walkable downtown condominiums, bungalows a few blocks south, hillside homes above Glenoaks, lakeside streets that belong to two different cities. Inventory is limited and good homes go fast, so Burbank buyers do best with financing fully underwritten, a clear list of acceptable streets, and an agent who reads the disclosures line by line and tells you what the home will actually cost to own — not just what it costs to buy.
How to buy a home in Burbank →Selling a house in Burbank
Pricing a Burbank home well means comparing the right properties. Lot, view, permits, condition and street all move the number, and a generic per-square-foot comparison will mislead you here. I give you a written opinion of value, a prep plan with only the work that returns more than it costs, and marketing aimed at the buyers who actually pay Burbank prices. For inherited property, I handle trust and probate timelines start to finish.

What to expect
Will Flannigan
I am a former attorney, a Burbank resident of about twenty years, and a California real estate agent with The Nell Team at Equity Union Real Estate. Since 2014, I have helped buyers, sellers, trustees, and executors navigate transactions that often involve more than a house. My job is to make the real estate part feel manageable.
I am a Certified Trust & Probate Specialist, Certified Negotiation Expert, and Pricing Strategy Advisor. I work in English and Mandarin Chinese, which matters when heirs are spread between California and overseas.

What clients say
We worked with Will Flannigan on two separate occasions, once when we represented the Seller for a home we were buying and when we sold that same home six years later. That's not a typical scenario, but after seeing how fair and professional Will was in the first transaction representing the Sellers we knew he was the right fit for us. Will has experience and excellent follow up. He scheduled multiple weeks of Open Houses, something that many other agents seem to dismiss these days. I had one agent who told me "Open Houses aren't the only way to sell your home." Guess what, they never got the opportunity from us either! If you want someone with a track record, will know how to price your home fairly and ultimately close the sale, talk to Will Flannigan!
I have known Will Flannigan for over a decade, and my admiration for him has only grown with time. Will is the rare combination of exceptional character and elite professional expertise. The kind of agent you feel fortunate to have in your corner. What sets Will apart goes well beyond the typical. He holds a law degree, giving him a distinct edge in complex transactions, and he has developed a true specialty in probate and trust real sales, an area that demands precision, sensitivity, and deep legal understanding. His command of the San Fernando Valley market is unmatched, and the Burbank/Rancho area in particular is his home turf, literally. He lives there, knows it intimately, and brings a level of local insight that no amount of data can replicate. Beyond that, Will is fluent in Mandarin, making him an outstanding resource for a wider range of clients who deserve that personal connection in their native language. Above all, Will is a genuinely good person, professional, trustworthy, and a pleasure to work with at every turn. If you are looking for a top-tier agent in the San Fernando Valley who brings character, credentials, and community knowledge to the table, look no further than Will Flannigan.
Awesome experience! Will's market experience, communication, and professionalism was first class from start to finish. He exceeded my expectations on all fronts. In particular, his assistance in finding the right property that met my requirements and his negotiation skills turned the purchase from a pretty good deal to an exceptional one. I look forward to working with Will on many more transactions.
We started working with Will in Jan 2020. Our plan was to buy a new home in Burbank using a bridge loan that Will hooked us up with and then sell our home in Echo Park. Will found us a great home in Burbank & we went in to escrow in March. March 2020. Remember 15 days to slow the spread? Yeah, that March. I was laid off. The bank dropped our loan as I now had no way to pay it. The deal fell through but Will did not give up on us. It took almost a year for us to get back on our feet but Will didn't stop working with us. In June 2021 we closed on the sale of our home. Will deftly handled all the red tape. The process was really smooth & easy. Will has a good nature about him & is very pleasant to work with. I can't recommend him enough.
We used Will Flannigan as our Buyers Agent! He was amazing. In fact, our offer fell apart because of issues with the seller. But behind the scenes, Will kept in touch with the seller's agent and developed a plan to get our offer accepted! As a result, our purchase got back on track. And we got our dream home all because of Will! I strongly recommend Will Flannigan if you want someone to fight for your interests!
Will Flannigan is amazing! Will helped my wife and I find and close on our first home. In what was an insanely competitive market, Will's expertise, advice, and patience made the experience so much better. He was patient, went with us on almost every visit, talked us out of houses that he felt were not a good fit and guided us on what were small vs larger considerations we needed to make when evaluating homes. We could not imagine going through the process without a real estate agent like him.

Common questions
Which Burbank neighborhoods do you cover?
All of them. I help people buy and sell in Magnolia Park and Chandler Park, the Media District, the Burbank Hills, Downtown Burbank and Northwest Burbank near the airport, and I work with Burbank Unified school boundaries, Burbank Water and Power and the City of Burbank permit desk on every transaction. The R-1-H equestrian pocket, Burbank Rancho, is covered on its own site, BurbankRanchoRealtor.com.
Do I need to check the school boundary for a specific address?
Yes. Burbank Unified School District serves the city, but which school a given address is assigned to is the district's decision and boundaries don't follow neighborhood names. Confirm the boundary for the exact address with Burbank Unified before you make a school the reason for a purchase.
What should I check before buying an older Burbank home?
Whether every addition, converted garage, bathroom and ADU was permitted; the sewer lateral, electrical panel and plumbing on a house of a certain age; the fire zone and a real insurance quote for any hillside address; and, on the north end, how the airport flight paths and the 5 and 134 freeways sit relative to the specific street.
Do you work with Mandarin-speaking families?
Yes. I speak Mandarin Chinese and regularly guide Mandarin-speaking families, out-of-state heirs, and overseas beneficiaries through California trust and probate real estate sales so everyone at the table understands each step.
